Thermal imaging identifies temperature patterns; it does not see mold and must be interpreted with moisture measurements and building context.
When dust analysis fits the question, ClearHome collects a settled-dust sample and submits it to a specialized mold laboratory, Mycometrics or EnviroBiomics, for MSqPCR analysis. These methods identify and quantify DNA from targeted mold species, and some reports also calculate an Environmental Relative Moldiness Index, or ERMI, or a HERTSMI-2 screening score, from a defined set of species.
ERMI is not a pass/fail safety standard. The U.S. EPA developed it as a research tool and does not recommend routine consumer use as a standalone home-testing decision. Dust results can reflect a period of accumulation and do not by themselves prove where mold is located, whether it is currently growing, or whether it caused a medical condition. ClearHome uses laboratory findings as one line of evidence alongside the moisture investigation, property history, and the limits stated in the report.
The report identifies observed moisture conditions, sampling locations, laboratory results, method limitations, priorities, and the type of additional professional evaluation that may be warranted. It does not write a remediation bid or sell the repair.
An air sample measures what was airborne in a specific place during a specific collection period. Results can change with airflow, doors and windows, cleaning, HVAC operation, weather, and activity. Air sampling can be useful for a defined question, but a normal result does not prove that inaccessible areas are free of mold.
Settled-dust DNA analysis looks at a different time window and has different limitations. Moisture mapping addresses the building condition that supports growth. No single method answers every mold question, which is why the scope should begin with the decision the homeowner needs to make.
Marine-layer conditions can keep certain rooms, closets, and north-facing surfaces damp for longer periods. Coastal homes also vary widely in age, drainage, stucco condition, window history, ventilation, and remodel quality. These factors do not prove that mold is present, but they affect where a careful moisture investigation should look.
